We were about to exchange and complete on a house purchase when it was noticed that part of our garden was not within our boundary.  We have been told we need to apply for adverse possession which is going to significantly delay things for our chain and are worried about the chain breaking.

The garden has been like this since before we moved in 15 years ago but this wasn't picked up when we purchased the property.  We know the council who the land is registered to do not want the land and they have informed us of such and are discussing this at a meeting next week with a view to confirming that part of land can be registered to our property.  If they agree to transfer this land to us directly what process would we need to follow for the title to be amended to include that part of land and how long would this take?

Alternatively, if they just provide us with a letter saying they don't object to the land being transferred to us can this be added to our adverse possession application (about to be made) so we can then skip the objection stage? Also would a survey still need to be carried out if that was the case? Can we add documents after the application has first been made?
