Changes to title plan boundary

We are in the process of trying to buy a house, there is a strip of land at the front of the property that is not within the title plan but within the existing boundary of the property - the land is largely inside a mature hedge around this part of the garden. The strip of land is adjacent to the road/highway, there is no pavement on this side of the road in the village. The vendors solicitors have applied to have the title plan amended using the fast track process the Land Registry offer. The application has been accepted, and a site survey requested. Could you confirm the next steps (and timeline if possible) in the process and the likelihood of the title plan being changed to include the land? For example, what might prevent the change being made? The land is not owned by anyone, and lies between the house we are trying to buy and another property both owned by the vendor. Old copies of the title deeds show the strip of land to be part of the property we are trying to buy.

All land is owned but not all land is registered. A site visit/survey is part of the registration process and the guide explains how the process works<br> It's unlikely that the exsiting title plan will be amended to include the additional land if everything is approved but do check with the conveyancer to confirm what type of application has been made as that will affect the process then followed

Hi Adam, many thanks for your reply. Can I just confirm part of your second post “It's unlikely that the existing title plan will be amended to include the additional land if everything is approved“ – did you mean likely or unlikely. The form we have seen under application type indicates: “First Registration - Expedition Approved”. What could this application lead to? Could you also confirm what types of application could be made for situations like this, it is helpful to have a little background when dealing with solicitors.
