Whilst you don;t have to use a conveyancer we usually recommend you do.
And if there's a registered legal charge (mortgage) on the title and dated at the same time or after the three of your were registered then all 3 of you would be on it.
Either way the lender may insist you use a conveyancer before they consent to any such transfer as well
