Dear sir/madam 

i have recently purchased 28 Leasehold apartments from a developer from the title WM259442 and also the freehold for the same title. I used a
temporary bridge to finance the purchase and now need to exit the bridge. My new mortgage lender won’t complete and allow my remortgage unless the new leases and the new freehold have been shown as registered on LR. I am extremely sick with worry as the solicitor has stated it Is a busy title due to 144 apartments in the block and others ahead of the queue. This is going to financially destroy me if I cannot Refinance due to a LR delay as I will be unable to pay the bridge back. Please can you advise and surely this should qualify for expedited criteria

Many thanks for your swift reply at this early morning 
Does each new lease need to be expedited separately or can 28 of them be grouped together. Additionally as they will have just recently been submitted to yourselves for will there be a grace period
or can expedite asap. I am also getting a supporting letter from the broker to confirm the mortgage requirement, copies of my remortgage application as proof, supporting letter from solicitors and can also attach my bridge as evidence if needed. Will this be sufficient enough

Vik - a single request but listing all the title numbers and case references involved should be sufficient with a copy of the supporting evidence

Thanks Adam for your warm wishes you are doing a brilliant job and I hope the government acknowledge and appreciate your in depth knowledge and trawling through the posts it is admirable how many people you have helped over the years. 
May I check with an expedite what is the current time frame to get it processed

Vik - the general expectation is that an expedite will start to be processed within 10 days of the request being approved. It's usually sooner, as in asap, but you need to bear in mind that you are referring to 28 expedited applications so timescales won't be average or normal I suspect and some may take a little longer for example 
The key is getting the request in and approved and then hoping that everything submitted is in order and capable of being processed asap

Hi 

my application to expedite has been approved.

Can I please get an update on where this is now.

i cannot proceed to complete my remortgage as per the attached letter until this is done. There are 28 similar new leases and all exactly the same and never registered before so will be a duplicated repeat for each. 
Do you need the individual Reference numbers Or TR1 numbers?

Hi Mandeep - they have been expedited today it seems. Your conveyancer has been informed. 
Those applications will need to be considered by the casework team on two counts. The first in light of the numerous prior applications pending against the landlord's title and also as to whether your own applications are in order.
Expedition will trigger such considerations to happen asap and generally within 10 days 
You will need to rely on your conveyancer to track progress and advise if there are any issues re the processing.
Hopefully the 'duplication' you refer to will be a benefit to the processing

Thanks for your reply, can I confirm that the supporting letter from my mortgage broker can be seen by yourselves on the files . It explains the severe financial implications of the urgency in detail

Hi Mandeep - the conveyancer submitted a letter to explain the financial pressures and urgency to support their request to expedite, yes.
