I am in the process of purchasing a property that comprises of a house/garden on one title and a plot of land (5.3 acres) on a second title.
I have had it confirmed by a number of lenders directly and also a mortgage broker that they would in principle be happy to lend on this property as a whole (subject to valuation) but that the separate titles is an issue and would prevent them from issuing a mortgage offer / any mortgage offer issued would be conditional on the titles being amalgamated.
I have read the guidance on the amalgamation process, but I am not clear whether it
has
to be the seller (or their legal representative) that submits the AP1 paperwork, or whether I could also do so as the buyer?
As there is a chain of property transactions that would be dependent on this amalgamation, with written proof from lenders that the separate titles is the blocker, I am assuming this would be seen as a good reason to request amalgamation.

Richard - that's a matter for the parties involved but I suspect, as you've already stated, that your lender won't complete unless the titles are amalgamated. That means you'll most likely need the seller to get them amalgamated before you complete the purchase + mortgage
A copy of the lender's letter should be submitted with the request and a request to expedite submitted separately. Just ensure that the two titles are capable of being amalgamated
