Hi while transferring equity in our house last year from my husband to me our solicitor noticed on a Land Registry search that there was a very small strip of unregistered land outside our kitchen and an equivalent strip of land outside my neighbour's kitchen that we apparently own.   There are some rights of ways mainly for us on our neighbours properties as we are middle terraced house.  

We bought the house in 2016. There was no mention of this unregistered land.  Indeed the conveyancer produced a "house report" which states "Copy Register of the title, as held at the Land Registry under Title No. WT133645 with Absolute Freehold Title" .  The previous owners bought the house in 2006 and presumably werent aware of any issues but we cant locate them.   What should be our next move.  Should we apply for possessory title now or wait until 2028 (12 years after we have had exclusive use).

Hi Claire - if you apply now it seems very unlikely that you would get title to the land - Adverse possession of (1) unregistered land and (2) registered land where a right to be registered was acquired before 13 October 2003 (PG5) - GOV.UK 
Very much a Q though for your legal rep to answer as to what evidence you have to claim legal ownership and 'exclusive use' for example. The legal requirements always come before the registration ones
