Hi.  We currently have a property with 7 acres of land and we would like to split part of this land onto a separate title deed but retain ownership.  We have recently planted a woodland on 3.5 acres of our land  and would like a separate title deed for this so that if we should need to sell our house and the remaining 3.5 acres in the future, we can keep ownership of the woodland.  Also, when we die we would like this woodland to be passed onto our children/grandchildren.  There is absolutely no intention of ever applying for planning permission on this land nor is there any likelihood that planning permission would be granted. The woodland already has separate access from the road.  How do we go about splitting the land into two separate title deeds and retaining ownership of both?

The type of split you refer to would happen naturally if you did sell part of the title so we will often refuse to split it without reasonable cause being proven. That decision would only be made once the application has been submitted as there can be other reason(s) as to why we might refuse also
