I bought a property 50 years ago which is part of a terrace of 4, at the time the gardens were not in line with the properties but as each one was sold by the sole owner of all the properties they were roughly aligned. My property had a hedge planted 40 years ago in line with the new outline of my garden but it seems it was not updated with the land registry. My next door neighbour died recently and her family are looking to sell her house and I thought it a good time to remove the hedge which was getting a bit unmanageableI and replace it with a fence. It was my neighbours son who having looked at the deeds pointed out that there was a problem with the boundary shown on the deeds and the actual boundary with the hedge. What can I do to remedy this please?

Thomas - the key is invariably how you and the neighbour wish to remedy it. You have options based on a scenario where your current registered title differs from what you have actually been occupying If so then the two choices you have are likely to be either you claim the land through adverse possession due to your occupation and use over time OR the neighbour transfers the 'extra land' to you. The fence can then go up where the new registered extent/boundary is drawn
I would recommend seeking legal advice to consider the reality on the ground and what options exists before decising on which is 'best' for you (and your neighbour)
