Hi. I am writing on behalf of my daughter and son in law who own the bottom half of a house that was split into two 22 years ago. They now have the opportunity to buy the upstairs and revert it back into one house to house their growing family (currently a family of 4 living in a flat they bought as a couple. If they have a certificate of lawfulness not to need planning permission, can they just go to land registry to ask for the leaseholds to be removed and it be registered as a 3 bed house as it was originally?

Hi Kathryn - if there are leases involved and they are looking to surrender those and create a single freehold then it's worth them seeking legal advice/assistance. The 'certificate of lawfulness' and planning matters won't impact on how the property/title is registered

Hi Adam. Thank you for this information. It is the surrender of both leases they will need and reinstating the freehold for the whole property. Could you please advise who they should contact for the legal advice? Thank you

Hi Kathryn - any conveyancer or solicitor who does conveyancing. Ask around for recommendations from family and friends
