Hi, my solicitors are just in the process of dealing with a tiny section of land that in unregistered as part of the selling/purchasing process, they are just readying documents.

I supplied them with a Statement of Truth from previous owner of the house we are selling which is to be used as evidence. I presumed that a scanned copy of this (it is all signed etc etc) would be OK, but they are stating we may need the original, I know I should follow their guidance but.....

Can i have some clarity? Would a scanned copy be accetable?

Also, they have stated today, that it's such a clear case, a site visit/checking with neighbours, may not be needed if the case worker is happy with what is provided etc etc. Is that the case? I know every case is very specific and until the full facts are know it's hard to say. But from their experience this is what they say

Hi R M - we generally ask for the original or a certified copy. The conveyancer can certify a copy but may wish to see the original in order to do so. 
We won't decide on what's acceptable supporting evidence and/or whether a survey is needed until we have he application. The need for a site visit and/or wider checks with neighbours are not compulsory so it's correct to suggest that there's a possibility they might not be needed. 
My own experience is that they invariably are but as you already appreciate everything depends on the specific details involved and what's provided as evidence to support the claimed ownership etc

Ok, thanks for your reply Adam much appreciated.

My solicitors state that they have written to the LR and are awaiting a reply (it's been three weeks). Can I in anyway check-up what is happening directly via yourself? Or try and hurry things-up? So we can at least get to a point where we have direction on how this issue can be solved. Can I email you, I'd rather no disclose property/personal information on a public forum if it can be avoided.

R M - if they've contacted us then they should have an enquiry reference such as 24092024-123456. If not then you can use our contact form to submit the specific details and the support team will check and confirm for you as appropriate
