My sister and I have inherited equal shares of a small plot of land used as an allotment by our parents (the land was registered in both of their names), both of who are deceased and probate has been granted for their estate. We wish to sell the land, but I'm unsure as to whether we need to transfer ownership to the both of us first, as most of the guidance I can find online refers to property.

Helen - land and property are dealt with in the same way. Property is simply land that has been built on.
A buyer can normally complete provided they have the registered information plus certified copies of the relevant probate and death certificate
If for some reason they won't complete then you can use our online guidance to identify the forms and more needed to update the register before you then sell - HMLR Guide: Start - External  · HM Land Registry
Land registration is complex, designed to protect legal and financial interests in property. There can be significant consequences for any error. Please consider seeking legal representation. Before making an application without legal representation, It is important to consider the benefits of using a conveyancer.
