Still trying to understand what’s what and thank goodness for this brilliant service:

QUESTION:
CAN YOU ADVISE THE MEANING OF AND BY WHO WILL HAVE ADDED
the entry below was added to the title deeds 16 months after my parents purchased the property

Sorry wrong title deed it should be LA407933. 18 Gynn Avenue.

Claire - the restriction is known as a form A/joint ownership restriction and most commonly associated with the term 'tenants in common' and a severance of joint tenancy - Joint property ownership: Overview - GOV.UK
I suspect, but hopefully your parents can confirm, that they may have written/amended their wills and/or taken advice re joint ownership/inheritance after they had purchased. That advice might have included applying for the restriction you refer to

Thank you for info:  would this have to be carried out by a solicitor.  Who actually does this protect as my mother died in 21 but my father is still alive and living at the property

Claire - the joint owners or their conveyancer can apply. In this case it was a conveyancer HT Legal Limited who were acting for them. The form SEV used was signed by them both
The restriction protects them both plus their beneficiaries. Has your Father not got any paperwork/information as to why they had the conveyancer apply for them?

Hi, this is the problem they have ring fenced my father.  We have adult safeguarding on that case and OPG are involved.

we met with HT Legal a couple of weeks ago,  they aren’t acting for the estate anymore.

is there a copy of this available do you know.

Claire - all we will have on file is a copy of the form SEV submitted. Nothing more than that so no details as to why it was applied for etc 
If you require a copy then you can apply by post for a copy of the form SEV although that's not going to add to anything you already know - Get information about property and land: Get a copy of the deeds - GOV.UK

Claire - to Us to add the form A restriction to the register. May help to understand what you mean by 'ring-fenced- your Father although it's most likely legal advice you now need to how the form A restriction impacts and what it is you are trying to do re the property itself
And also did your Mother leave her 'share' in the property to someone else or has that gone to your Father?
