Hi,
My sister and I are the executors to some land, after our parents sadly passed away. At the moment we haven't transferred the land. I will be selling my half to my sister. I have been looking at the forms to fill in. Do we need to fill in an AS1 to register the land to both of us, then do a TP1 to sell the land from both of us to one of us? It would mean the seller is both of us, and the buyer would be one of us - is that correct? Or as executors, do we only need to do the TP1? Trying to understand the process to make sure we follow it correctly. Thank you for your help.

Hi Ros - I am sorry to read of your loss.
Form TP1 is only used to transfer an actual part of the land/property. The legal ownership is always transferred as a whole - so you'll need forms AP1, TR1 and ID1/ID3 for both of you as appropriate if the value of the land is more than £6K

NB - if the land was registered in their joint names you will need the first death certificate and the second probate

Hi Adam, Thank you for your kind words, and thank you for coming back to me and the information, it's really helpful. We did already sell some of the land, so it is the remaining part we want to tidy up (what's left of the field). I looked back at the document from that sale, and the solicitor did a TP1. He then sent us an AS1 to transfer the remaining part to me and my sister. This is where we want to change it, and for my sister to buy my half of the remaining part. The solicitor we did use is no longer around, so I wanted to understand the process.

We have the probate certificate and the death certificates, as we are the executors of the will. The plan was to do what we can, and then ask a solicitor to verify and send it in. With that in mind, would it be the TP1 and AS1? Thank you for your help.

Hi Ros - noted and appreciated re TP1 for the sale of part) and then AS1 on understanding that you were going to transfer the remainder to the two of you. 
As you are buying your sister's part of the remaining land it's a TR1 you both need to complete as executors to just you.
AP1 (application form) plus TR1 (transfer) and ID1/ID3 as appropriate
