Hello - To transfer registered land or property you will need to send us: <p>Application form in Form <a href="https://www.gov.uk/government/publications/change-the-register-ap1">AP1</a>.This <a href="https://www.gov.uk/government/publications/change-the-register-ap1/guidance-completing-form-ap1">guidance</a> will help you complete this form correctly. There is also a "<a href="https://www.youtube.com/watch?v=YRiIDIcq50Q&list=PLrY9B8h0rdXgt6Dsp0vZGs6dOgPhb-wRK&index=11">Youtube</a>" video which may assist you.</p> <p><a href="https://www.gov.uk/government/publications/registered-titles-whole-transfer-tr1">Form TR1</a> should be used where the whole of the land or property is being transferred (including shares in the property). <a href="https://www.gov.uk/government/publications/registered-titles-whole-transfer-tr1/guidance-completing-form-tr1-for-the-transfer-of-registered-property">Guidance</a> is available to help you complete the Form TR1 correctly there is also a <a href="https://www.youtube.com/watch?v=xQ5T5RqfIMg">"YouTube"</a> video on completion of TR1 which may assist you. You would transfer the whole title to the two of you </p> <p>Evidence of Identity is usually required for all parties to the transaction unless they are represented by a conveyancer. See <a href="https://www.gov.uk/government/publications/evidence-of-identity-conveyancers">Practice guide 67: evidence of identity</a> for more information and the options available to you.</p> <p>Fees to register the transfer deed. Our <a href="https://www.gov.uk/guidance/hm-land-registry-registration-services-fees">fee order</a> contains guidance on all our fees which are based on the value of the property or the share being transferred. To work out what you need to pay for your application, you can use our fee calculator tool available on our fee order page. Cheques or postal orders are payable to HM Land Registry.</p> <p>Even if no money is changing hands, you should contact HMRC and check your responsibilities in respect of <a href="https://www.gov.uk/stamp-duty-land-tax">Stamp Duty Land Tax (England) or Land Transaction Tax (Wales)</a>.
