when i bought home with Mum & Dad we had to sign the deeds now im living on my own since they passed away how ever how to add my fiancees name to the deeds as i intend putting home on market to move to filey but estate want to see deed, do i leave thomas gilbert dumpleton and margaret jean dumpleton on deeds or hav them removed

Paul - that all very much depends on your buyer. The deaths, very sadly, are factual so can be proven as and when required by providing certified copies of the death certificates. So if the three of you are shown as registered owners a buyer can usually rely on the current register plus both death certificates

When adding a name to a title, are we able to submit form ID3 instead of ID1 as we are trying to make the application ourselves, not via a conveyancer.

Jacqueline - form ID3 verification is offered as an alternative to form ID1.

I want to add a rental property owned in my name only to jointly owned 50/50 basis.
There is and never has been a mortgage on the property and the property is freehold.
This is a gift between spouses and no money is changing hands
I know forms AP1 and ID1 or ID3 are required but unsure whether to complete TR1 or TP1

Richard - form TR1 as you can only ever transfer the whole of the legal ownership in such cases.
Form TP1 is used when transferring say part of the garden, not a 'share' of the type you refer to.
