I own the upper maisonette in a 2 storey block and also own the freehold for the 2 maisonettes 
I recently carried out a loft conversion to my maisonette  which has been signed off by Lambeth Building Control
As the freeholder do I now need to reregister the property with Land Registry ?

Dave - that all depends on whether the loft was included in your lease or not. If it was it's still part of the leased extent/demise.
However it if wasn't included then you'll need to vary the lease to now include the extra extent/demise

Hi Adam a few more questions for you
1)as the freeholder if I sold the property and included the freehold would I still have to vary the lease assuming the loft conversion  is not included in the present lease
2) as a freeholder if I sold the property to include the freehold to be shared with the owners of the ground floor flat would I still have to vary lease assuming that the loft conversion is not included in the present lease

Hi Dave - 1) I assume by property you mean the maisonette (no loft) so if you sold it, as is, plus the freehold the loft is simply part of the freehold. It's still not part of the lease unless it's varied.
2) if you sold the maisonette (no loft) and then transferred the freehold to both leaseholders, so they shared the freehold ownership, the loft is simply part of the freehold. It's still not part of any lease unless it's varied.
The key Q is IF you are selling the maisonette and they have access to and exclusive use of the loft conversion then any buyer is going to query why it's not included in the lease. So either way it seems logical and sensible that the lease is varied to include the loft extension. Who does that and when is up to you and any buyer for example
