When I was researching and viewing my flat to buy it, all references were to it being Flat 2 (in a converted house/building of 4 flats). However, when the title deed came through, it was for Flat 1. I queried this and was told that 'over time' the property has become known as Flat 2. This makes sense because there is a garden flat, mine on the raised ground, one on the first floor and one on the second floor.

As time went on and it began to threaten my purchase to keep querying it, I was advised by solicitors to go ahead and sort it out later. The mortgage company had to go with Flat 1 as per the title deed but they were satisfied that it was the correct property.

However, the difficulty is that there are indeed 5 flats registered to the address, when there are only 4 properties. It does occasionally cause issues and I know it will if I come to sell. I would just prefer not to have this Flat 1/Flat 2 problem.

On Land Registry, my purchase represents Flats 1 and 2. I would like to change my ownership to Flat 2 because this is what the Post Office etc. recognises and it makes most sense for the physical building (keeping Flat 1 would likely end up with my address being confused with the garden flat). How do I do this?

A registered proprietor or their conveyancer can write to us or complete form AP1 to change the property description. For example, to change the property's name.

You need to send us evidence from the street naming and numbering department of the Local Authority. Royal Mail documents are not acceptable as their delivery point address description can differ from the Local Authority registered address.

When submitting your application, please remember to tell us the address you would like a copy of the updated register to be posted to upon completion, as this can often be different from the property itself.
