The sellers conveyancer made an application for a lease to be removed from the charges title and to include an area of land which is unregistered but within the boundary of the property. Are you able to advise us how long this application might take we are currently in a chain and are unable to move forward until these two issues have been resolved. We have been informed that both have been accepted for expedite so could this fall within the 10 working day time frame to complete. The registry reference is: N766BVT

Jason - submitted 24th, expedited and partially processed but we need more from the conveyancer and they were contacted on the 27th. We await their response
Expedition gets a case to the processing start line usually within the 10 days quoted. It doesn't guarantee that it can or will be completed within those same 10 days as everything has to be in order. It wasn't in this case

Thank you for your swift reply. its disappointing they have not replied with their responses. I have asked for this to be chased up with the conveyancer and hopefully they do come back to you before the end of the week!

Jason - they have now replied. That reply will be reviewed by a senior technician to decide on next steps as appropriate

Are you able to advise what the next steps would be in this case?

The application was for a unregistered and un titled lease to be removed from the charges register from the freehold title. 

Why is their still mention of an unregistered lease with no title, mentioned on a registered freehold title?

Hi Jason - no update as yet as the casework team need to review the case and check the filed paperwork to confirm the history of the registered information before deciding what happens next
The unregistered lease was noted on the freehold title as it was granted before registration became compulsory in the area and had not been sold/transferred since

Hi Adam 

I was wondering if you might be able to update me in regards to the application.

I understand that the lease has now been dealt with and we have had confirmation on that. 

The unregistered land was due to be surveyed by the OS and we have been informed that they attended on the 10th. 

Is this report now with the case handlers for review and do you know how long it might be ?

Hi Adam 

I believe that was just the lease issue. But there was an additional issue concerning the unregistered land however I think it was under a different reference which Is JGDD194.

Would you be able to view that one please ?

Hi Jason - JGDD194 relates to a claim as to ownership of unregistered land. It's still with us an on referral to a senior officer after completion of an OS survey/site visit.
Next steps should be confirmed in the next day or so

Re - CYM905620 - We have just been informed via the conveyancer that they sent sent a responce to land registry, including the further statement of truth and photographic evidence. Could you please confirm this has been recieved by Land registry and is there an update on this ?

Hi Jason - looks like they have replied so that will go back to the senior officer to review and decide on if enough to proceed and if so what next steps are required. The expedite status means that will happen asap
