My father passed away last year and we need to sell the property, however the deeds have been lost and the house was never recorded with land registry.
The house was a new build and built in 1961.
My parents purchased the house in 1961 and redeemed the mortgage in 1982.
We have neighbours & friends who can confirm this. 
My brother was also born in the house in 1961.
We have buyers for the house how do we proceed quickly?

If you are buying with a mortgage and through probate then your lender may insist that the seller registers first
And if they don't any conveyancer you use may also insist
If a first registration is submitted before you complete then a request to expedite should be submitted after the application itself - Request an expedite - GOV.UK
