Good morning

We are dealing with a matter where the seller has recently divorced and has reverted back to her maiden name. We understand that in order for you to confirm identity, you would require the marriage certificate alongside the Decree Absolute/any further ID. However, the seller's solicitors have advised us that the seller does not hold any copy of the Marriage Certificate, and that there are difficult personal circumstances that prevent her from seeking to obtain a copy of this.

Given this information, is there any other way to provide confirmation of identity without needing the marriage certificate? Would a statement of truth or statutory declaration suffice?

Good Afternoon Mark - a statement of truth/stat dec is always a viable alternative. A certificate by the conveyancer acting for the named individual certifying that the person as named is one and the same for example is also acceptable in most cases
