I have a client who purchased a property a while ago, has renovated it and will shortly be putting it on the market. I had always understood that getting an application expedited required evidence of hardship before the application to expedite would be approved however my Client has informed me that someone he knows gets his expedition requests approved on the basis that he renovates property on a regular basis and that this in itself is enough to get the application expedited even before an offer to purchase has been received. Can you just confirm the position?

Laura - 'hardship' is one possible element but please see our online guidance as to how to request expedition and the criteria to be met when doing so https://www.gov.uk/guidance/request-an-expedite
