The solicitor handling my transfer of garden land has recently sent me the 'two' TP1s he plans to submit to the Land Registry. I was surprised to find that the TP1 & plan I signed in the presence of a witness hasn't been signed and witnessed by the transferees (my neighbours). Instead, they've signed and witnessed a separate seemingly identical TP1 & plan. The solicitor has assured me that using 'counterparts' is 'commonplace' in situations such as this, but I'd appreciate confirmation from the LR that this won't cause problems with registration.

Tim - something which is quite commonplace now since the pandemic - see section 11 of our PG 8 for guidance/reassurance - Execution of deeds (PG8) - GOV.UK

Thanks, Adam. That's reassuring.
