hello
I have inherited my mom house but she died without a will, myself and my sisters are the next in line and I have probate. I would like to have the house put in mine and my sisters names. When I looked into the process online the house needed to be registered on the land registry web site but the house is not, when my parents bought the house, this did not exist and they have never moved or sold the house.

My question is how do I get it registered I looked but I could not find any information, what do I need to register information wise (I have the deeds)? And can I register it in mine and my sister’s names or would I need to register it first as my parents and then change the ownership?

Hello Ian - As the property is not registered, you will need to submit an application for first registration.  

Please see the guidance under Transfer unregistered land or property to the surviving owner and a beneficiary.  You can ignore the reference to surviving owner in your case.   Also refer to our Practice Guide 6.  

Land registration is complex, designed to protect legal and financial interests in property. There can be significant consequences for any error. Please consider seeking legal representation.
