Hello,
In 2006 there was a very small piece of land that should have been transferred to my name but the solicitors at the time missed. I have been taking care of that little piece of land as it is part of my front garden for the past 20 years. I have contacted the owner and they agree to transfer it to me and they say that their lawyer can draft the transfer, issue it for signature by me and send a signed and dated copy but they will not be able to register the transfer with the Land Registry. I would like to understand how difficult is it for me to register the piece of land once I already have the draft transfer, the current owner signature and my signature in place? What forms do I need to fill in, what cost is involved, and how long does it take? FYI, the title in question is BM377174. Can you also confirm how many sqm is it? Thank you.

Hello Mercedes - see our online guidance Registering land or property with HM Land Registry: Change the registered owner name - GOV.UK
Wait times can vary but if it is a transfer of part of their larger title then you should expect to wait 12+ months
We don't confirm the sq m

Thank you for the reply, it looks straight forward, fill in the AP1, TR1, ID1 and pay 20 GBP. Do I need a solicitor for this or do you foresee any problem if I do it myself? the solicitor has given me a quote of 1,600 GBP. Thanks.

Mercedes - whilst you do not have to use a solicitor we would always recommend that you consider doing so.
The fee is a postal fee - I believe you have posted the online fee payable by our business e-service users and that would not be available to you as a private individual

Once I put my application in place, can I get back to you for you to confirm that everything is in order?

Mercedes - the casework team will do that once processing starts. We don't offer such a service via this forum or our contact channels

Land registration is complex, designed to protect legal and financial interests in property.
