I'm looking for information on a title deed that may or may not exist please. The Property 'x' was purchased in 1993, it had one name on the title deed. Property 'x' was then sold in 2015 and a second property 'y' was purchased outright by the owner in 2015. Relevant documents were sent to Land Registry by the conveyencer but, property 'y' had an extra name on the title deed of property 'y'. I approached the conveyancer who does not have a record of any extra name being added, they have stated that there 'must have been' another title deed in the intervening time. I'm concerned that fraud has taken place.

My questions are; 

A) Can I request title deeds that may not exist if so how would one go about that if it may have been amended between 1993 and 2015? I have no idea if the register was changed and neither did the owner. I have the code for the title deed.

B) If a name was added to title deeds 'x' or 'y' what form or forms would have been submitted to Land Registry to make this happen potentially without the owner's consent?

C) If an error/ fraud has occured would Land Registry supply the documents they do have to help support a legal case? I can supply all information.

The alternative, if you believe a fraud may have taken place, is to report it - reportafraud@landregistry.gov.uk 
Registers are generally updated re the legal ownership when an application is submitted and includes a Transfer deed from one owner to another as appropriate
