Longshot.  I am not an expert or legal person but I am handling the estate of my aunt and am selling her cottage.  There is a tiny piece of land opposite her cottage where visitors have always parked their cars.  This piece of land does not appear to belong to anyone, or the council, and is not registered with land registry and I would like to try and register it to make sure it stays available to visitors.  The form FR1 looks quite complicated - does anyone have an opinion as to whether I should/could attempt it or not?  e.g. if I complete the form incorrectly or miss something out will Land Registry explain how to correct it or will they just refuse it?  Any advice or comments would be welcomed.  Thanks

Land registration is complex, designed to protect legal and financial interests in property. There can be significant consequences for any error. Please consider seeking legal representation. Before making an application without legal representation, it is important to consider the benefits of using a conveyancer. 
If the land is unregistered and you don't have the legal deeds to prove ownership then the legal complexities would make the need to seek legal advice/assistance even greater - Adverse possession of (1) unregistered land and (2) registered land where a right to be registered was acquired before 13 October 2003 (PG5) - GOV.UK
