Hi Adam,

This all seems to me very confusing. I signed and completed both ADV1 and ST1 forms ages ago. My conveyancer is adamant they have been submitted correctly weeks ago. Please can someone directly email / call my conveyancer as it feels like we are just going round in circles and you and I are both middle men.

Hi Jayson - it does feel like that as you are being told one thing and I have to go by what I can extract from the case records
I'll ask the casework team to consider contacting the solicitor as you suggest

Jayson - all resolved it seems so we can now move on to the next stage and arranging the site visit with OS and the applicant

Hi Adam,

I have received the letter requesting OS to visit the land. :)

It says they have also written to "S***r***n H***s (UK) Limited" (I have starred out the company name as this is a public forum, your internal records will show who it is).

"If they do not complete the form within 20 working days, the application will be delayed."

OS and LR will not get any response from this company as it was dissolved in Jan 2018. Please check yourself on company house as I wouldn't want this to cause any further delays to the OS site visit. Please can the LR and OS expect that there will be no reply from the land owner (dissolved) and work around this.

Hi Adam,

Just an update, OS turned up and completed their inspection this morning. They will get the report over to LR by end of business Monday 6th.
Just a reminder that I'm hoping your team can skip the step of writing to the landowner as they are dissolved. There is no adjoining neighbour to the new title land LL42***3. The nearest neighbour has supported the claim via a stat dec appended to my ADV1 application.

Jayson - understood and noted. The registration requirements always have to be met so at this stage we can hope but it all comes down to what is actually required as well.
For example, in my experience, checks can still be warranted to ensure that a 'nearest neighbour' was one and the same as the supportive one and/or has not changed their mind; and whilst a company may be dissolved contact may still exist for some reason via the postal address held on file.
I mention these simply to manage your expectations, not as facts or next steps, but simply to flag that all we can do is hope. The registration decisions are rarely based solely on the facts as presented as part of the application itself. 
Time will tell after the report has bene presented and considered

Understood re-due process. If you don’t mind I’ll check with you late next week that the caseworker has received the OS report.

Hi Jayson - if they have it's not been added to the case as yet. When it is then it will be referred back to the casework team to consider next steps as appropriate
