Hi there.
I am the administrator for my late mothers affairs and wish to transfer ownership of her property to my nephew as agreed with my mother and other family members.
There is no will so I am thinking that I need to complete forms AS1 and AP1.
I would be most grateful if you can confirm that this is the case, whether this can be done on line and what the fees will be.

Kind Regards.

David Roger Pearson

Hi David - form AP1 (application form) and AS1 (legal deed) can be used by an executor to apply to register the transfer from executor to a beneficiary
It's a postal application and the fee is payable under Scale 2 on the current market value of the property
You will also need to provide a certified copy of the probate and have your/the beneficiary's identities verified
Use our online assisted guidance to identify the right guidance and forms needed for your specific scenario as appropriate - HMLR Guide: Start - External · HM Land Registry

Many thanks for this. What would count in order to satisfy the need to verify mine and the beneficiaries IDs.
Could this be copies of passports, driving licences etc.
Regards. Dave.

David - see the linked guidance and specifically forms ID1 or ID3 and PG67 - Evidence of identity (PG67) - GOV.UK

Land registration is complex, designed to protect legal and financial interests in property. There can be significant consequences for any error. Please consider seeking legal representation.
