Do I need to inform land registry if I am creating a 3rd bedroom on my flat. The flat area does not change .

Judith - no. If the lease is being varied in some way, so a legal deed between landlord and tenant, then that would need to be registered. But if you are simply making internal changes that don;t want varying the actual lease then the registered information doesn't need to be updated
