Adding a bedroom

Do I need to inform land registry if I am creating a 3rd bedroom on my flat. The flat area does not change .

Judith - no. If the lease is being varied in some way, so a legal deed between landlord and tenant, then that would need to be registered. But if you are simply making internal changes that don't warrant varying the actual lease then the registered information doesn't need to be updated

Kamal - so have you varied the actual lease, it's demise, for example. If so then you need legal advice/assistance to have a deed of variation drawn up and executed by yourself and your landlord
