Good morning

We have a situation on a matter whereby there is a charge on the property title for a company that folded back in 2011. We have followed a chain of who might have taken over management of this, but A) our clients have advised us that this has been fully paid off, and B) the companies we've spoken to who may well have taken on this file have no records of this.

We had previously e-mailed the Land Reg customer support e-mail to advise how to proceed, and we were advised to submit a DS1 along with every bit of evidence we had to show that the charge needs to be removed. However, we are unsure as to who can sign this DS1, as nobody is claiming any ownership of said charge.

Are you able to advise who would be an acceptable signatory for this DS1 given the above please?

G M Mark - simple answer is no other than the named registered owner of the legal charge. If the company 'folded' then you need to consider who now has the benefit of that asset/charge and therefore who is able to discharge it
