We have two properties, both with my husband's name still on the deeds.  My husband died three years ago and it seems this was not attended to at the time.  I now wish to sell one of the properties so need to remove his name and replace it with my daughter's name.

How do I go about getting my name removed from Title Deeds on an existing mortgage with my ex wife?&#160; I have no financial gain from the property, as there has been a financial settlement.&#160; I'm on the deeds in name only for security reasons.&#160; My partner &amp; I wish to buy a property &amp; with me being on existing Title Deeds, I could be subject to higher Stamp Duty because of it.

Ian - if you are a registered legal owner then the title/property needs to be transferred -&#160;<a href="https://www.gov.uk/registering-land-or-property-with-land-registry/transfer-ownership-of-your-property">Registering land or property with HM Land Registry: Change the registered owner name - GOV.UK</a>&#160;<br> If the property is mortgaged the lender is likely to insist that you use a conveyancer
