We are purchasing a house. 10 years ago the owner developed another house in the garden, but has not split the land deeds because she owned both properties.

i am worried that this could take a long time and scupper our purchase and our sale of current property.

i was reading about “expediting the process”, which sounds too good to be true.

any information or advice would be much appreciated.

Mark - firstly you can buy part of a registered title using a form TP1. There's no need for the seller to split first but I assume there's some reason why you/your conveyancer/mortgage lender won't complete on a transver of part.
If so then the seller can apply to split the title and provide supporting evidence to confirm why a split is needed. They can then request expedition as you state to reduce the wait time
