I own two blocks of 4 properties which are all currently under one title deed, i need to do some work on the properties to upgrade them and want to take out some borrowing against them. however as there are 8 on the title normal lenders are not interested and the specialist lenders are far more expensive.

One of the high street lenders has suggested splitting the title in half so 2 blocks of 4 as they would then be able to proceed with lending. the properties were started out as 4 terraced houses with gardens to the rear, they have now been converted to 8 flats in 2 blocks with two main entrances leading to 4 flats on each side, the rear gardens have been converted into a carpark with one parking space for each flat with 1 row of 4 spaces behind each block.

The entrance to the car park is from the rear and dead centre to the property so a straight line through the middle of the two blocks and across the car park would exit dead centre of the entrance and leave 4 flats and their 4 related parking spaces on each title.

As i say we do not wish to sell any of the properties just split them into 2 blocks of 4 flats

Julian - such a scenario is covered elsewhere on the forum - try this thread for example - Splitting a title deed · HM Land Registry
