I did the deal on an unregistered property (probate sale) 6 months ago, my chain is very short and all parties agreed a completion date ,and contracts were signed ready for exchange .Form TA6 was signed to confirm no outstanding mortgages or charges. At the very last minute, my vendor's conveyancer &quot;found&quot; this historic charge registered by a major bank (it goes back decades). I fear the delays in the lender locating this charge and cancelling it will cause the chain to fall apart.<br> <br> Out of curiosity, I did my own search of the charges register. Form K18 came back showing the decades old charge, but no mention of the major bank. Can anyone advise how the conveyancer knows which bank to chase ?<br> <br> It has now been 4 weeks since this came to light, should the lender have dealt with this by now ?<br> <br> Thanks,

Alastair - if there's a land charge registered to protect the lender's charge then the search should reveal the lender details as recorded.
How long the lender takes isn't a consistent timescale so you will need to press the seller/their representative on that score
