Hi,
I am going through the process of first registration of a property that is being inherited.  I have a bundle of deed documents, and I am wondering if it is necessary to catalogue and submit every single one with my application.

The property was purchased by my parents in 1970, so as this is longer than 15 years ago, is it just the documentation that relates to this good root (the conveyance, various search results, and the signed-off mortgage document) that I need to send to LR?

There is an older conveyance document and searches that relate to the purchase of the property by the previous owner from the builder, along with an abstract of title showing how the building land was sold and split up back to the 19th century.

Can I just ignore this older stuff or do I have to catalogue it all on form DL and send it all in?

Thanks,

Stu

Hi Stuart - our PG 1 explains how to apply for first registration - Practice guide 1: first registrations - GOV.UK
As you have inherited you will need probate and the executor to transfer the ownership to you as the beneficiary - that makes it a compulsory first registration - HMLR Guide Page  · HM Land Registry

The 15 years you refer to is 15 years and more prior to the date of your parents own purchase

Land registration is complex, designed to protect legal and financial interests in property. There can be significant consequences for any error. Please consider seeking legal representation. Before making an application without legal representation, it is important to consider the benefits of using a conveyancer.

Thanks Adam,

Apologies, yes, it's all there in PG1, indeed it mentions to avoid "thinning out" the deeds and to supply everything, so I will list and send the lot.

Thanks for clearing up the point about the 15 year rule, in my case it will probably then cover most the documents I have in the deeds as the house will built about 5 years before my parent's bought it.
