Hooray, things are finally moving :)
I have a couple of questions if you'd be kind enough to assist...

1. Plan drawing incorrect - My transfer plan was created by me (not exactly an expert!) and it appears I made a mistake with scale, as the LR reply letter reads:

"The edging on the transfer plan does not accord with the measurements. Allowing for tolerances of the OS map, the discrepancy between the two is too great.

Please consider the transfer plan and the description. Any amendments must be initialled by all parties to the deed."

They very kindly provided another map on which they had drawn an area in pink, with a small area next to it in blue. The pink area is what they say is the actual extent of the area according to the measurements I provided. The blue shading shows the area I erroneously included. I rechecked carefully and their pink area is perfect, it covers the area intended, and they are correct that the blue area should not be included in the transfer.

But I am unclear on how to go about properly stating this in any reply. It only tells me to 'consider the transfer plan'. It doesn't say if I need to print out, or draw out new ones. To me the most logical approach would be to write back stating as above, that we are happy with their pink area and the blue area should not be included in the new title. But will that suffice? Or do I need to make a whole new plan? Perhaps I could just initial the one they kindly produced and sent, with wording saying 'Pink area shown is the full extent of the parcel, blue area can be disregarded', and then initial it.

Grateful for any advice on the correct process for responding in this way, I'd like to minimise the chance of another mistake, delays, and causing them more work than necessary!

2. Just to confirm, when it says that all parties to the deed must initial the changes, does that mean the new owners, or the original transferor must initial too?

Thanks very much
Martin

Martin - they appear to have left that decision up to you and are probably expecting you to draw a new plan or remedy the issue that has caused the problem with the existing one. That may mean doing a new plan, re-drawing the edging, removing the scale/measurements.
It's for you and the other parties to the Transfer that need to agree and decide and whatever you do any changes or a new plan need to be signed by all of you to confirm.
If you are unsure then I would respond to the request and state what you can do to correct matters and ask the casework team to confirm if that would be ok - Public guidance: dealing with land and property - GOV.UK
