Hi Samantha - a buyer can usually rely on the current registered information and probate as being sufficient to complete on a purchase.
You can apply to update the register before selling but in my experience that is rarely required by a buyer.

Hi, same question as Ms. Whittaker and same circumstances except that I want to rent instead of selling my late father's property? Thank you, Chris

Hi Chris - if you intend to rent the property out then much will depend on the length of rental and what the tenant requires in order to sign the agreement.
If you are the executor/beneficiary and intend to keep the property then I would recommend that you update the register accordingly to show that you are now the legal owner and able to rent it and more
