My mother and father (divorced) are joint tenants on a freehold property (occupied by my mother).  They have the original paper deeds but these are not registered electronically (property purchased in 1972).

I would like to buy out my father's interest in the property (via a private loan - repayments from me to my father for his interest in the property).  Futhermore, my mother and I would like to change the ownership to tenants in common (50/50).

Can these changes be made in one transaction/application?

Assuming that is possible, along with the appropriate ID1 forms...
...do we need to provide both forms FR1 and AP1 to make this change, or just form FR1 (or AP1)?
...can forms TR1 or TP1 be used for the transfer of ownership (my father to me) AND type of ownership?
...do we need to provide form TR1 or TP1 (as my mother remains an owner)?
...does a private loan (transfer of ownership in exchange for monthly repayments) class as monetary 'consideration' when calculating fees, or would this be viewed as a gift (ie, do scale 1 or scale 2 fees apply - I assume scale 1...)?

John - FR1 and DL are the application forms for a first registration. You don't need form AP1
You can only ever transfer the whole legal ownership so the two of them would be transferring the whole to you and your Mother using form TR1

In light of your scenario, the Qs asked and the interest/TIC aspect I would strongly recommend you seek legal advice/assistance also. It's important to consider the legal and financial aspects of such matters and what options are available and what's 'best' for all with regards not only the now but also what may happen in the future
