Selling my leasehold property - and the freeholder cannot be contacted for consent

Hi there,
I am currently selling my property (9 Cygnet House, SE10 9UF) and my HMLR Title Deed says there can be no disposition without a freeholder's certificate to confirm that the ground rent has been paid. We have tried to contact the freeholder multiple times, with no response. In this circumstance, can I apply for the restriction to be disapplied or modified?
My intention is also to provide the new buyer with evidence of all previous payments, alongside providing an absent landlord indemnity policy.
Any advice on how to navigate this would be greatly appreciated.

Hi David - our PG 19A explains how to deal with such restrictions from a registration perspective. You should rely on your conveyancer here or seek legal advice as appropriate with regards what a buyer might accept
