Hi ,

I have just submitted a request to Expedite a removal of a charge from property on Thursday last week. 

The reason I need it is because 

"A mortgage offer has been issued for the property (ST61182 – 5 Dunstan Road), but completion cannot proceed until the DS1 and DS2 forms (removing a former charge) are processed. .

The mortgage funds are needed for the purchase of a piece of land, for which an offer has already been accepted. Completion of that purchase is scheduled for July. Delays in processing this application would not only prevent the mortgage from completing, but would also jeopardise the land purchase and cause significant financial and personal hardship."

That's exactly how I wrote it on the form, and I included a .pdf of the mortgage offer. 

- Will the .pdf of the mortgage offer be sufficent for them to expedite? And if not, I am wondering if I should file another expedition request with further info.

I am a bit concerned about this because the money is needed within the next couple of week for the property purchase and we may have to look at a bridging loan or something if it gets held up, but that too takes time.

- Is it worth ringing the land registry to see if they can process the request to expedite a little quicker?

Hi Ed - it has been expedited so should be processed shortly.
Wider checks are most likely going to be required which means contacting the lender direct and that will delay matters

I just re-read your response; Just to double-check by the 'lender' do you mean the lender who submitted the DS1? Or the lenders of the new mortgage (Barclays) that is being applied for?

If it's the former, could you tell me whether they will communicate by email or post about this? As it's my brother I can speak to him to make sure he sees the correspondance promptly.
