 ​​​​​​I am about to buy a property and ready to exchange but my solicitor noted that few pages were missing in the lease obtained from the HM Land Registry. Full copy of the lease was however provided by the seller. My question is : does the seller need to update/provide full copy of the lease to HM Land Registry before exchange (if so, how long does it take once the form is submitted online) or can I do it after exchange ? Thanks

Nabi Bel - it can be done at any time from our perspective but do check with your conveyancer as to what they require to enable you to exchange/complete as appropriate

Many thanks Adam for your prompt response. My solicitor is advising to update the Land Registry before exchange as according to him there is no guarantee the Land Registry will accept the lease and if they don't accept it and we had already exchanged, then I will be stuck with a potential defective lease and will not be able to sell the property in the future. From the current seller point of view, their solicitor is saying that there is no reason the Land Registry would not accept the Land Registry and this can be done after exchange/completion. Is there any reason the Land Registry would not accept copy of the lease ?
