Hello to all,

I hold Power of Attorney for my mother and I’m dealing with a boundary dispute at her house.

I’ve already obtained a copy of the Title Register and Title Plan from HM Land Registry, but the plan doesn’t show any T-marks or indications of boundary responsibilities. I understand that title plans usually only show “general boundaries,” but I’d like to know if it’s possible to obtain any additional documents that might include T-marks or more detail about the boundaries.

Could you advise me:

How I can check whether any deeds with T-marks are held by Land Registry (e.g. conveyances or transfers filed with the register)?

If they do exist, how do I request them? (I’ve seen mention of Form OC2, but I’m not sure how to complete it correctly.)

If no such deeds exist at Land Registry, what other steps I should take to find them (e.g. contacting the solicitor who handled the purchase, checking old mortgage papers, etc.)?

Any guidance on how best to proceed would be much appreciated.

Thank you in advance for your help.

Hello Benn - Can you give me the title number of the property so that I can check what, if any, documents we hold before I respond to your questions.

Hi Benn - Thank you.

If you look at the title register, there is a reference to a Transfer of Part dated 14 February 1983 which contains information on boundary matters.

You can obtain an official copy of the Transfer of Part from us. The guidance on our website on GOV.UK explains how you can obtain copy of a deed that is held by us.

I hope this helps.

Thanks Nimish,
Do I just download and fill out the OC2 form and send a cheque for £11 to the PO Box 7806 address.
But stressing I just want the Transfer of Part dated 14th February 1983 with the boundary matters?

Is that correct?

@Nimish do you have a rough idea of how long it takes for an OC2 form I've sent to PO Box address to be processed?
I've roughly been waiting on a reply or email for over x3 weeks now.

Hello Benn - Most of the official copy requests are processed within 24 - 48 hours of receipt by us.

I have looked at the records under the title number SY520035 and can see that we received an application on 29 September. We have not been able to process this because no despatch address was given in Panel 5 of the form OC2.

We did email you under our reference 250929-5228391 on the same day to inform why we are not able to process it and what we require. The email was sent to the bennc@_ _ address.

Have you not received our email? If you have then please reply to it. If you have not then please contact our Customer Support quoting the reference 250929-5228391 and provide the relevant information.

I hope this helps.
