Hi There,

Title: WSX305034


I am trying to establish the new legal owner of the property. I know it was sold on the 24th September 2024. I pad and downloaded the Title documents to discover the previous owner is still registered. A few choice words from the previous owner on the update process!

After a recent flood from the property affecting our flat below, the new owner is refusing to communicate with us. Although he did tell my wife it is up to us to pay for it ourselves or sue!

So we need the updated Title documents which we can use for a Small Claims Court procedure.

Any clues when the records will be updated and when we can receive the updated ones, preferably not having to pay twice!

Hi Mac - the application is still with us as we need more from the conveyancer before we can update the register. Once they respond hopefully the register can be updated and the new edition made available online

Hi Adam,

Thanks for the swift update.

Is there a timescale? It has been nearly 6 months so the Conveyancer is being either extraordinarily slow or is trying to avoid the update.

Will I be updated on the new Title docs are made?

Will I have to pay for the updated information again?

Hi Mac - the initial delay was with us as lodge din Nov but processing did not start until March. We contacted the conveyancer on 20th March so we must wait for their respond
You won't be updated and you would be expected to pay again for any download. The online service is very much a buyer beware one as you are requesting details on a specific date. You can use our contact form to ask the support team to consider issuing a new download to you but you'll need to wait until the application is completed - Public guidance: dealing with land and property - GOV.UK
You refer to a small claims court application so what 'evidence' do you actually need or is it simply information?

Hi Adam,

It is simply the Title Docs and / or the new owners name. That way :

  • we can get the quotes to effect repairs
  • offer the new owner an opportunity to obtain his own quotes and surveys
  • effect the repairs and then probably have to start the paperwork for a small claims court case to make the new owner liable for the repairs from his own negligence
