Hi,

I purchased my property 2 years ago VA25663, on the understanding it would be freehold upon completion.  

I am currently trying to sell my property, marketing it as a freehold and have a buyer.  However upon checking on LR, it seems that the property is still a leasehold.  My current solicitors have done some digging, it transpires that my previous solicitor made the request for the transfer of part, the requisition was issued in August 2024, and warning of cancellation issued to the previous solicitor in October 24.  However my previous solicitor has ceased trading and we have had no response from them despite several efforts to contact them.  

How can we proceed here in order to get the issue resolved and expedite the transfer to a freehold?  I have been told that my current solicitor cannot access further documentation so we are all in a state of limbo.  My buyer is becoming agitated and will likely drop out if I can't find a solution to this issue soon.

Any suggestions of where/who I need to contact would be welcomed.

Hi Chloe - the application you refer to is still pending so the leasehold still exists. As you state we have been waiting for more information to be provided by the conveyancer but have received no replies either
Normally when a firm ceases to trade they advise their clients as to what to do with regards acting for themselves or appointing a new firm to act for them. I can see that Warners have been in touch recently and assume that they are your new conveyancer.
I'll flag it with casework colleagues and ask them to respond to Warners asap

Hi Chloe - the casework team will contact Warners with copies of the paperwork and request and hopefully they can then resolve matters for you asap
