Hi Adam, <br> Wonder if you can help please? <br> <br> I am trying to ascertain who owns the land behind my family home. <br> I have searched by map on HMLR website and found a title deed that apparently corresponds with the given plot. <br> It is stated to be owned by Church Commissioners (Church of England) but having spoken to them and their legal team they state that they do not own it (but do own the mineral rights). <br> I then spoke to the local County Council who own adjacent land and they have also stated that they do not own. <br> Where do I go from here? I am trying to find an owner so that I can buy it and extend my garden but without an owner that will prove difficult. <br> Can I claim ownership as I have carried out due diligence. Or is there another process that I need to persue?<br> <br> Many thanks

Hi Simon - the online service will provide registered information only. That means if the land is unregistered it provides no information/no confirmation as such<br> If you have zoomed in and accurately identified the land then the result can provide registered information which may then include the 'Mines and Minerals' title if there is one and I assume that's the case here - the register, if then viewed/downloaded will confirm<br> If you want to confirm that the land is unregistered then a postal search of the index map is needed - <a href="https://www.gov.uk/get-information-about-property-and-land/search-the-index-map">Get information about property and land: Search the index map - GOV.UK</a> <br> If the land is unregistered then identifying the owner is down to your own detective work, which you have already started -  <a href="https://hmlandregistry.blog.gov.uk/2018/02/05/search-owner-unregistered-land/">Searching for the owner of unregistered land – HM Land Registry</a> <br> If you are thinking of trying to claim it then our PGs 4 and 5 explain the registration aspect for you. Pamela Erasmus<br> Hello. I am trying to find the owner of Washinghouse Brook wood, West Cross Swansea.<br> Specifically, the land between adjoining Brookvale Rd. and the stream which runs through the wood. The land on the other side of the stream is owned by the council. They have rechecked and do not own the land on the Brookvale Rd. side of the stream.<br> i have registered with this site but the section I could used is “locked”?<br> I would be really grateful for any help.<br>
