Hi,

 My Mum died Ten years ago and the property and freehold would have fall under full ownership of my Dad,

 He has now pasted away and me and my siblings wish to sell the property.

 Both my Mum and Dad are still on the title deeds, what do we need to do to be able to sell it?

Hi Adam - I am sorry to read of your losses. If the property is registered and you have Mum's death certificate and Dad's probate then you can often sell without updating the register. Very much up to the buyer if they are happy to complete on that basis.
Alternatively you can apply to update the register and our online assisted guidance will link you to the forms needed for the executor(s) to transfer the ownership into the beneficiary's name and then the sale can take place. The transfer is known as an Assent and the application should include a certified copy of Mum's death certificate as well.
