They have advised me the requests are complex and they require more time - If I were to instruct a solicitor that specialises in land reg issues, are they able to take over dealings with the application?

Jake - if you appoint a new conveyancer then the existing one would have to confirm that in writing so that matters could be linked to your new one as appropriate

Good Morning Jake - the conveyancer replied again yesterday but their reply was still insufficient. In light of that the case has been referred to a senior officer again to see if we can complete the registration in an alternative fashion.

Jake - they haven't responded as requested so we will look to see if there's another way of completing the application and updating the register as appropriate.
For example that can mean we qualify the entries made on the register in light of the failure to supply the requested consents/more

my conveyancer has said lang reg have not advised why the information isn’t sufficient. Are you able to advise on the issue?

Hi Jake - no as they have responded to our request but not dealt with it in the way expected or asked. If more is needed still then the casework team will contact them.
If it's not and they can complete the application then they will. They/You will need to wait for that decision to be made

Hi Jake - no update to share as yet. It's on referral to see if we can proceed without more from the conveyancer as mentioned previously. It's been escalated as well

Hi Adam, I believe land reg have contacted my Sol and asked for a certificate to be submitted. My solicitor advised this has been done, please can you confirm if they have submitted the correct info once checked?

Hi Jake - that's correct. We contacted them again on the 29th and they replied yesterday. The casework team are processing the application and hopefully all will be completed shortly

Jake - YY177054 has now been registered, the conveyancer informed and the new registered information is available online
