Hi I have a small price of land I use as my garden it joins on to another piece of land someone else owns I saw a document from land registry that was sent to a neighbours house as there going to build and the dotted boundary line between my land and the neighbours is about 95cm wrong meaning there boundary lines line goes into my land to much. I know boundary lines are not exact but do I need to do anything about this there is a hedge and fence separating the two prices of land just the boundary lines line on a plan is out.

Hi Carl - As you have already implied, t<span style="font-size:11pt;"><span style="line-height:107%;"><span style="font-family:Calibri,sans-serif;"><span style="font-family:"Arial",sans-serif;">he title plan prepared by us is  not meant to indicate the precise measurement or location of the physical boundary.</span></span></span></span><br> <br> <span style="font-size:11pt;"><span style="line-height:107%;"><span style="font-family:Calibri,sans-serif;"><span style="font-family:"Arial",sans-serif;">The title plan is based on the Ordnance Survey map and shows the position of a property in relation to the walls, fences, roads etc. shown on that map. The red lines show the extent of the land in the title and indicate the general position of the boundary fences and walls. </span></span></span></span><br> <br> <span style="font-size:11pt;"><span style="line-height:107%;"><span style="font-family:Calibri,sans-serif;"><span style="font-family:"Arial",sans-serif;">England and Wales operates a 'general boundaries' system of land registration.  A title plan with 'general boundaries' shows the boundary of a property in relation to a given physical feature on the ground such as a wall or hedge as identified on the Ordnance Survey map.  The red edging on a Land Registry title plan is therefore not definitive as to the precise position of the boundaries. For this reason, official copies of title plans carry the following warning:</span></span></span></span><br> <br> <span style="font-size:11pt;"><span style="line-height:107%;"><span style="font-family:Calibri,sans-serif;"><span style="font-family:"Arial",sans-serif;">“<i>This title plan shows the general position of the boundaries: it does not show the exact line of the boundaries. Measurements scaled from this plan may not match measurements between the same points on the ground</i>.”<br> <br> However, if you are concerned and would like to consider if you need to do anything, then you need to seek legal advice, either from a solicitor or Citizens Advice.  We cannot tell you what to do or if you should take some action as that would be going beyond HM Land Registry's remit.  <br> <br> Hope this is of some help. </span></span></span></span><br>
