Hello,

First time posting here, so apologies if this has already been asked, although I have looked over many forum topics and nothing quite fits.

My Nan passed away last year. She was on a title dead, along with 4 other family members for small parcels of land. My mother and her sister are the beneficiaries of her will. They are trying to find out how they can transfer themselves onto the title of the land where their mother was.

Is the form required an AP1, along with probate documents?

Many thanks for any help.

Hello Jonathan - form AP1 is the application form and what else is needed all depends on whether you are simply trying to update the register the death or actually transfer the legal ownership to new owners.
If the titles were in joint ownership probate isn't needed to transfer ownership but it can be used as evidence of her death.
Use our online guidance to see what forms and more you need depending on what is actually going to happen - HMLR Guide: Start - External · HM Land Registry
There are often options to be considered and your scenario is covered by a number of threads on the forum so worth searching to match with the issues raised by others and replies given
Land registration is complex, designed to protect legal and financial interests in property. There can be significant consequences for any error. Please consider seeking legal representation. Before making an application without legal representation, it is important to consider the benefits of using a conveyancer.
