Hi,
Can you please help to ascertain the name and details of the Deeds for my late Parents property. 
Sadly my Father passed some 20 years ago and my Mother more recently. 
A search on the .GOV website returned no details for the property, however they have owned it for some 50 plus years.
When we collected my Mothers Will the Solicitors advised they did not hold the Deeds and we have not located them in an obvious place as yet but have still to go through the entire contents of the family home.

Hi Sarah - I am sorry to read of your loss. 
If they bought 50+ years ago then it's unlikely to be registered. And if the original deeds/documents can't be found then an application to register for the first time is required
If they were joint owners then you will need probate for your late Mother and a death certificate for your late Father. The executor can then transfer the ownership to the beneficiary as appropriate. And that transfer will trigger the need to then register the property.

If you are happy to share the postal address of the property I can check to confirm it is unregistered

Sarah - not via the forum, no. If you need to check and confirm the property is unregistered, and in private, then you would need to apply for a postal search of the index map
Alternatively you can check PG 1 section 8 for the date for compulsory first registration in the property's area and that's a useful indicator - if they bought before the date listed then it's 99% not to be registered

Thats proven really helpful. 
I think looking at section 8 that it’s unlikely to have been registered.
